Crawl Space Encapsulation in Orchard Hill, Georgia
Challenge
A homeowner in Orchard Hill, Georgia, had growing concerns about their crawl space. Over time, the area beneath their home had become dirty, damp, and moldy—classic signs of ongoing moisture intrusion. Not only did this create a musty odor inside the home, but it also raised serious concerns about air quality, structural health, and long-term damage from mold.
Moisture in crawl spaces is a common issue in the region, especially in homes that lack proper encapsulation. Without a sealed barrier, humid air and water vapor easily infiltrate the crawl space, creating the perfect environment for mold growth and wood rot. Recognizing the potential risks to both their home and their family’s health, the homeowner reached out to us for a professional assessment and long-lasting solution.
Solution
After a comprehensive evaluation, our System Design Specialist recommended a full crawl space encapsulation and mold remediation plan tailored to the specific needs of the home. This would address the root causes of moisture intrusion while protecting the crawl space from future issues.
Debris Removal & Preparation:
Before the CleanSpace system could be installed, we carefully removed debris from the crawl space. This critical preparation step ensures that the encapsulation liner adheres properly and performs at its best. Additionally, we coordinated private utility protection services to guarantee safe installation practices.
Mold Remediation with Soda Blasting:
To eliminate the existing mold growth, our team performed soda blasting—an environmentally safe method that uses sodium bicarbonate to clean and disinfect the crawl space surfaces. Combined with the CleanSpace system, this step ensured the mold would not return, creating a clean and healthy environment under the home.
CleanSpace Encapsulation System:
We installed a 20-mil CleanSpace encapsulation system across the entire crawl space, as shown on the project drawings. This durable, multi-layer liner creates a vapor barrier that completely seals off the area from ground moisture and outside air, drastically improving air quality and preventing mold-friendly conditions.
Humidity Control with SaniDry Sedona:
To maintain low humidity levels year-round, we installed the SaniDry Sedona dehumidifier. Compact yet powerful, this system efficiently removes moisture from the air and helps prevent future mold growth, wood rot, and indoor air quality issues.
EverLast Crawl Space Door Installation:
We completed the project by replacing the existing crawl space entrance with an EverLast Door. This airtight, durable entry door keeps out pests, moisture, and outside air—reinforcing the effectiveness of the entire encapsulation system.
Results
Once completed, the transformation was undeniable. The formerly damp, moldy crawl space was now clean, dry, and fully sealed. The homeowner could immediately notice the difference—no more musty odors inside the home, improved indoor air quality, and peace of mind knowing their crawl space was protected from moisture, mold, and structural decay.
This comprehensive crawl space encapsulation and remediation not only addressed the homeowner’s immediate concerns but also added long-term value and protection to the home. With a durable CleanSpace system, reliable SaniDry Sedona, and a secure EverLast Door in place, the crawl space is now a controlled, healthy environment built to last.
